A home loan is a long-term financial commitment. An EMI calculator converts the proposed loan amount, tenure and annual interest rate into an estimated monthly repayment. It helps you compare borrowing scenarios before speaking with a lender.
Try different down payments and tenures instead of focusing only on the lowest monthly EMI. A longer tenure may reduce the monthly outflow, but it can materially increase the total interest paid over the life of the loan.

EMI means Equated Monthly Instalment. It is the fixed monthly payment used to repay both the principal loan amount and interest during the agreed tenure.
For a fully disbursed loan, EMI normally starts according to the repayment date in the lender's sanction and disbursement documents. For an under-construction home, lenders may initially collect pre-EMI interest on the disbursed amount.
It provides a useful estimate based on the amount, rate and tenure entered. Actual repayment can differ because of floating-rate changes, disbursement stages, fees, insurance, prepayments and lender-specific calculations.
Pre-EMI is generally the interest payable on the portion of a home loan already disbursed before regular principal-and-interest EMI begins.
A larger down payment, shorter tenure, periodic prepayments and an improved credit profile may reduce total interest. Confirm prepayment terms and charges directly with the lender.
Income stability, existing EMIs, credit history, age, employment type, property valuation, legal verification, requested tenure and the lender's internal policy can affect eligibility.
